Environmental Reviews of Development Applications
When you submit a development application to the Corporation of Delta, we consider the potential environmental impacts of the proposed development. If you are considering or planning to develop land in Delta, some or all of the following may apply to your development application:
- Tree Protection: Protection of the existing trees on the site as well as trees on adjacent properties that may be affected such as municipal boulevard trees.
- Streamside Protection and Enhancement: Whether the property is located within 30 metres of a stream as the property would then be in the Development Permit Area for Streamside Protection and Enhancement.
- Proximity to Fraser River: If the property is located along the Fraser River, a review by the Fraser River Estuary Management Program (FREMP) Environmental Review Committee would be required.
- Location in Development Permit Area (DPA): Whether the property is in a DPA for the protection of the natural environment and/or the protection of development from hazardous conditions. These conditions include the potential for flooding (i.e. floodplain areas) and hazardous slopes (i.e. along the ravines and bluffs in North Delta and Tsawwassen). The intent of these DPAs includes preventing damage to the natural environment, protecting development from flooding hazards, and improving development through siting and design control.
